Thank you for contacting RCPM. Due to the large number of inquiries we receive daily, we ask you to please review this site for answers to common questions before contacting us directly. If you still have questions, please give us call at 256-417-6840 and select option 2 or send an email to info@rcpmanage.com.

HOW TO SCHEDULE A PROPERTY VIEWING:


  1. Go to www.rcpmanage.com
  2. Select www.rcpmanage.com/vacancies
  3. Click on the individual property you wish to see
  4. Select Schedule Showing on the left and pick the scheduled time
  5. After a time is selected, you will receive a confirmation e-mail.
  6. At least two hours prior to the showing, you will receive a text message to confirm. You must confirm at least one hour before the showing. Otherwise, the showing will be cancelled automatically.
  7. If Schedule Showing is not shown, the property is coming soon and not ready for viewing yet. Please check back again to sign-up.


Please note that showing times are pre-scheduled by our realtors on a weekly basis. Due to high volume, we only conduct group showings. Each property is normally shown twice per week if at least one request is received and confirmed.

QUESTIONS ABOUT PROPERTY AMENITIES / RESTRICTIONS / FEES / DEPOSITS:

2. Click on www.rcpmanage.com/vacancies to see a list of current properties,

3. Click on a specific property to see:


 ? How many bedrooms they have

 ? Square feet/size of each unit

 ? Pictures of the property

 ? Pet policy: whether or not they allow pets / how many / size

 ? Any other amenities

 ? Security deposit amount-generally it is the first month’s rent, but some homes have move-in specials

PETS & PET FEES:


See the individual property online to determine if they allow pets, what size and type. Each property is different, but all aggressive breeds are prohibited. What does not change is the required pet deposit:


★ One pet is $300

★ Two pets are $500


This deposit is non-refundable. 


Emotional support animals do not require a pet fee, but do require official documentation from a physician. 

THE APPLICATION PROCESS:


Before you apply, you should view the property. We require that you have viewed the property in person prior to being approved to rent it. This is a critical first step. Once you have:


  1. Go online to www.rcpmanage.com to apply.
  2. Click vacancies and select the property which interests you.
  3. Click Apply Now. Everyone 18+ and over that will be residing in the home must submit an application. All applications (paper and online) are $55 per 18+ person. Request a paper application form from info@rcpmanage.com or by calling our main number.
  4. Supply all information necessary to assist us in the processing of your information.
  5. NET income Verification (4 weeks worth of paystubs, bank statements). You (and the co-applicants if applicable) must have verifiable monthly NET income of at least 3.5 times the monthly rent. 
  6. Current or Previous Landlord Verification-a letter verifying rental amount, pay history and recommendation for a landlord can speed up this process. It is often difficult for us to get in contact with previous or current landlords.
  7. After you have completed your application, hit SUBMIT. Once you hit SUBMIT the application is processed. At that point the application fee is charged. We cannot refund it, regardless of whether you are approved or denied for this property, since we are charged to obtain this information.
  8. It will take between five to seven business days for us to completely process your application. Again, landlord verification can take the longest time and is required.
  9. In the event someone else is approved before you for a property for which you applied, you can apply for other properties within 90 days without having to pay another application fee. Your initial application fee cannot be refunded however.
  10. You may deny a property you are approved for and ask to be considered for another RCPM property should you find another you prefer more. 

ABOUT APPLICATIONS


★ The application process includes checking your credit, background, NET income verification as well as landlord/rental or mortgage verification.

★ All applications are processed online.

★ Applications are processed in the order in which they are received.

★ Each co-applicant must apply and specify who they are co-signing with in our system.

HOW TO CHECK ON THE STATUS OF A SUBMITTED APPLICATION:


★ Once your application has been screened and verified, you will receive a notification.

★ This may be an approval, a denial, a request for additional information, or the need for a cosigner.

★ After seven business days have passed, you may email us about the status of your application at info@rcpmanage.com if you have not already heard from us. 


HOW TO TERMINATE A LEASE

If you are a current tenant and would like to move to another property (whether it is ours or not) you must make sure you have served out the term of your current lease. A 30 day notice in writing is required at least 30 days prior to the end of your lease. To request this form please e-mail info@rcpmanage.com.
